The house need heavy rehab, and with today prices its look
like there are good chance to make more money and faster.

The previous owner is part of the deal, and I told him in
advance that I may decide to let it ride to foreclosure. Since he
is part of the deal, and should get some more money after I will
sell the house, he prefers that I will let it ride to foreclosure.
The reason he did not let it ride to foreclosure by himself,
is because he didn't want to risk loosing everything, if the
auction price would be too low. With me in the picture,
if the price is too low at the auction, I will buy it, rehab, and
sell. I am like an expensive insurance for him...
