: Even though you're looking at an owner-occupied house, don't you want to own something you can sell at a profit if you need to? If your numbers are on target, you're just breaking even on this purchase, even buying the house at 85K.

: 50 grand is a lot of work for a beginner to manage. Too much room for things to go wrong. Murphy's law says it will take longer to fix this house up than you're expecting. I think you'll get impatient and wish you could have moved in sooner.

: Surely there are easier deals to be had, if you keep looking...

I agree... Never settle for any deal, just the best.
