Acquire the safety of title insurance..In Reply to: Ward, your advise very much appreciated posted by will kim on September 08, 2003 at 8:22 PM : Ward, : I have a preforeclosure house under contract. I am taking the house subject to existing financing and in a Title Holding Trust. : I have couple questions. : 1) Because I am putting up significant of money to close, I would like security of a title insurance. However, there is a title insurance from a refi 2 years ago, so if I did my due diligence on the title search since 2 year ago would it be safe to not to get a new title insurance? Or just have the title company add me(as a Trustee of the THT) to the existing title insurance? : 2) If it would be wiser to get a new title insurance, do you know if a title company would issue just a title insurance without opening an escrow with them? (We will be doing in-house escrow)? -=-=-=-=-=-=- Will, Since you're putting up a substantional amount of money I'd take the safer route and get title insurance up to the present. You might call around for a title company that will issue the title insurance without an accompanying escrow service. I don't think it's going to be easy to find one, but it's worth trying.
