I have sold about 3 properties this year that I Should have bought. As a licensed agent representing a seller, would that be a smart thing to do? If I want it, is there some way to protect my behind? As a licensed agent representing the seller (translation: you have a listing agreement), you cannot buy the property as that would be an ethics violation opening you up to both civil liability and possible suspension of your license. If before taking a listing agreement you wish to put an offer in on a property and you disclose that you are RE licensed then it would be OK.
