Gary,

An exclusive listing means the listing agent will collect their commission regardless of who sells the property. Even if the owner sells the property the listing agent will get their commission.

However, an exclusive agency commission dictates that the only party receiving a commission is the party who sells the property. So no agent gets a commission is the owner sells their own property.
