While the laws are strict against any person dealing in foreclosures in the state of California, licensed salespeople and brokers are subject to more disclosures and also a much easier target for litigation if a problem arises. Just look at it this way, if some guy rear ends you in an automobile who has little or no assets and no insurance what are the chances that you will initiate legal action for damages? contrast that with the guy who has deep pockets and a heafty insurance policy.
