: : HI ward,

: : First off, I want you to know that you have the best web site on foreclosures I've seen yet! Your message boards and links are very very helpful.

: : My question is this. If a seller agrees to sell you their house but has only 4 days left before the sale date, what's the best way to get the date pushed back, or extended so that you can get the deal done? I understand the seller has to have 5 days to recind any agreement, so how can a deal with only 4 days left (or 1 day left) be completed? You mentioned in one of your senerios that you can stop a foreclosure in 2 hours. What's the best way to do that?

: Dave,

: Filing an emergency petition in Chapter 13 will stop the foreclosure in its tracks, forcing the party processing the foreclosure to postpone the looming foreclosure sale date, giving you enough time to reinstate the derailed foreclosure.

Ward,

If the trustee sale happens (becuase they don't know about the bankruptcy) then what? I've heard of a savvy trustee sale purchaser getting the bankruptcy judge to allow the sale wiping out the equity purchaser.
