clsoing costs

Whats a ballpark figure on selling a house for $280,000

I know that 2% is a good guess but the projected NET equity sheet shows 3% to buyers cost....

Is this 2% for sellers closing costs and 3% to buyers for a total of 5%?????????????

I've heard that FHA loans call for the seller to pay points towards the buyers costs, but is it just FHA laons??

I have another possible deal that is kind of close on the numbers....would like a better idea on what I'll pay in closing costs when I sell to a retail buyer...
