The best place to research this is at the County Tax Collector's
Office.

Yes, your purchase can be worthless, and yes, you want to do a
lot of research before purchasing a Texas Tax Deed.

The two prevailing investing methods are; to buy the deed in
hopes that the borrower won't redeem so you end up with the
property, or buy the deed hoping the borrower will redeem at the
high interest rates.

The borrower has a two-year redemption period. Whether or not
he pulls a bankruptcy during that period, perhaps could delay
the process, perhaps not. I don't see this a major problem.

Yes, all liens and encumbrances should be recorded in the county
where the property lies.
