Ward,

When doing a junior bene buyout from institutional lenders, is it generally safe to say that the majority of the times there are no other senior liens, judgments, etc. other than the senior lender?

For example, if I am buying a 2nd trust deed from an institutional lender and I already know all the information about the 1st trust deed, is it safe to say that there are no other liens and/or judgments recorded "inbetween" since the 2nd trust deed would not have lent the money without having all the senior liens and judgments (excluding the existing 1st trust deed) paid off?

As an additional question, do you have any recommendations on how I can get a FAST title search (without doing it myself) for a property located in San Francisco and Southern California?
