: I am kind of new to the foreclosure game, that is knocking on doors and working directly with homeowners. I took a class with Ward, and if you have not, I recommend it highly. After my training I purchased at pennies on the dollar a TD from a bank. It was my first deal, and as of today I still have that note and received my intial investment back. So if you find them, they can be good deals.

: I have a question for you, How often do you knock on doors? and do you seem to get anywere with it? The reason I ask is, I seem to never get any response, but I am not sure if I don't do it enough (meaning day after day)

I appreciate the encouraging story and hope I fare as well as you have. In fact, just yesterday, I made a call to Texas to the owner of a second. The property, to date, is still on for trustee sale on the 13th of this month. I hope he bites on the offer.

Regarding your question, I have the good fortune of having a very successful business that takes up only 2 1/2 days per week. I occupy the other 2 1/2 days of my "work week" with foreclosure business. I have good connections in another county so I work both San Diego and San Bernardino. Between the two, I try to knock on doors exclusively maybe 4 days out of the month. Of course, on my way home I may stop and knock or if I'm out tooling around running errands. It's obviously a numbers game, and I was told it takes between 75-100 knocks to get one. I happen to get one after 20 knocks. Whether it follows through, we'll see. At the last seminar, Ward emphasized it's a door knocking business. Other successful veterans I've talked to all agree. Of course, buying junior bene's doesn't require any of that, which is why I inquired about it.

On a side note, you mentioned Ward's class. Did you attend the one-on-one class, or some of the others? Thanks.
