: : I understand why you recommended newbies stick with a particular geographic area at first, then branch out later after gaining experience. It does seem a bit overwhelming to try and sift through properties, although it's hard not to because they all seem like great opportunities.

: : But, what do you think about trying to purchase junior liens at a discount? Like anyone else new to this, I'm limited on cash and trying to find ways to get into the hunt without alot of money. Do you think it's a viable option or is it something you happen to luck into? I'll have to say, door knocking is a whole new experience, but fun! Thanks.

: Gary,

: I am kind of new to the foreclosure game, that is knocking on doors and working directly with homeowners. I took a class with Ward, and if you have not, I recommend it highly. After my training I purchased at pennies on the dollar a TD from a bank. It was my first deal, and as of today I still have that note and received my intial investment back. So if you find them, they can be good deals.

: I have a question for you, How often do you knock on doors? and do you seem to get anywere with it? The reason I ask is, I seem to never get any response, but I am not sure if I don't do it enough (meaning day after day)

Damien,
I like your post. I'm too new to the foreclosure game and just started to knock on doors this week. I've been able to speak to a few, one guy died, and am leaving letter for those that I did not speak to. Now where my sales skills will kick in, is the follow up door knock. The guy I spoke too last week probably won't expect it, but he'll know I'm serious. Plus everyone gets a handwritten letter from me the day they get notice. Now, the question is when do you knock on doors, when the get the letter of TS? or NOD?

Mike
