: : Ward,

: : I door knocked on a great property that is in foreclosure.

: : the neighbor kid came up and said that the guy had died 6 months ago. His girlfriend moved out and his 2 young kids moved to L.A.

: : How do I go about finding if this is in probate, or if it was willed to someone how do I find them??

: : title is still in the dead owners name and the property is about 2 weeks into the NOD....

: : Just looking for a starting point.

: : thanks

: Zachary,

: You can go to the LA County Central Superior Court, Probate Dept. #258, 111 N. Hill Street, L.A. search for filing for decedent. If no probate open, contact me directly. The big question(s) to ask whoever is at the residence are:
: 1) Have the heirs filed a probate case (and in what court?)
: 2) Did the decedent leave a will? (and whose is named to received what?)
: 3) Did the decedent receive Medi-Cal (Calif Dept of Health Services) benefits?
: 4) If probate was opened, get a Certified copu of "Probate Letters" and determine who the Personal Rep. is and if he/she/they have FULL I.A.E.A. POWERS?

: This will take you a long way to working this file and you'll learn a lot in the process.
: (If you need to contact me, I'll be out of town 8/8 and returning 8/12.
: Good luck

: Rick Harmon

Rick,

thanks for the reply...

I am in Northern Cali, in the county of Sonoma.
I'll try to find the probate department of my local superior court and then follow your steps.

Also there is nobody living at the residence, its been abandoned, according the the neighbor kid nobody has lived in it for 6 months.

Any suggestions on finding the heirs??

thanks

Zachary
