As always, thanks for your reply Ward.

When buying a 2nd trust deed, I know I have to be concerned about the balance of the 1st trust deed. But what about other liens and judgments? Will those always be subordinate to the trust deeds? Or are they subordinate the majority of the times since very few (or no) lenders will lend to a borrower subordinate to other liens and judgments?

When closing on a JBB, do you have an attorney, escrow company, closing agent, etc. or other professionals you can refer me to so that a JBB closes successfully?
