Danny,

Yes, the recording of the NOD (notice of default) means you'll have to use the EPA (equity purchase agreement) and its attendant Notice of Cancellation. And, I know you're aware that you'll have to adjust your earlier figures in the Net Equity Worksheet.

This is still a good deal to work on. And you're going to make some money and help out this couple in the meantime.
