Do a deed-in-lieu of foreclosure..In Reply to: Re: Post Foreclosure Laws posted by B Stonebridge on July 18, 2003 at 9:20 AM : Actually this is probably a pre foreclosure law question. We are owner financing a home for a young couple........if these homeowners abandon the property and shut off all utilities what steps do I take? Can I go and change the locks? What notification do I have to give these folks and how do I get the property back into my name? Any help is appreciated. This propertyis in SC =-=-=-=-=-=-=-=-==-=-=-=-=-=- To get title you’d have to have the current owners deed the property to you (deed-in-lieu of foreclosure) or go through the foreclosure process and hope no one bids more than you do for it. If the title is clean, except for the exisiting lien, you might consider doing a deed-in-lieu of foreclosure and save yourself the time and expense of processing a foreclosure. In the meantime—yes, you can enter the premises and even re-key the locks to secure it from vandalism, etc. Follow Ups: Post a Followup:
