: Well, it’s said that the scar of a foreclosure will show against your credit record for about 7 years and about the same time for a bankruptcy.

: But that’s a tapering off time period, where the toughest road is going to be right after the events occurred and the weakest at the end of the 7 years. So you’ll definitely be impacted for the first two years and then experience a gradual “welcome back” to the extension of credit.

: What helps is to live within the bounds of your income and pay your bills and credit lines as promptly as required.

Jerry, what would really help is to follow Ward's ideas regarding purchasing pre-forclosures and buy yourself a property subject to as he as outlined. You don't need any credit to do this. You may need to find a partner to "joint venture" with you for a while. Turn a couple of deals, live within your income and exit Ch 13 a.s.a.p. Your only bound by the limits you place on yourself!
