Maybe you should consider getting the Seller to homestead his property before you record the Grant Deed. I believe it would shelter him $150K to $250K, depending upon maritial status, from any proceeds he might receive even if he chose bankruptcy. I think the bankruptcy court would take one look at the homestead and forget pursuing any equity in the property. A properly executed homestead is beyond the reach of any reversal, I believe.
