When we resale properties, the appraisals are sometimes difficult due to what the buyers lenders feel are flip transactions with large margins. Bob: As Lughead says it all depends on the state statutes. I am in Montana at present and the trustees deed here just recites "XXXXX being the high bidder....." no mention of price. I would simply ask the trustee if you are the sucdessful bidder. Or have them record it as a separate document. ======>bill
