: I bought a foreclosure house and sold it on an REC but my accountant says I must sell to avoid huge tax consequence. I am looking for web site, book or other that will tell me how much to discount it to bring a certain yield. The sunday ads always say discounted to X amount to bring about a certain yield. Alex, This is an easy problem for your HP-12C calculator. It will calculate the present value of your contract, given the yield factor you've entered into "i", the interest register. To program the calculator all you need are the original values in your contract. For example, the number of months it was set up for; the contract interest rate; the beginning balance; the monthly payment amount and the amount of any balloon payment at the end of the contract.
