State Differences

One thing I like about AZ and CA (and most states) is that when you win the bid, you are done. Sale over.

N.C. and S.C allow "upset bids" for 10 days after the sale. After an upset bid is filed, a new 10 day window is open for any more upset bids.

It's like trying to run up a waterwheel. You can never be comfortable with your deal, because there are investors who would rather watch the reports of sale, and upset... than slog it out at the courthouse on auction day. You can't put your research aside. Gotta keep planning alternatives, in case your deal is thwarted.

(Oh well-- Ward says "bad is good"-- and perseverance is the key. I have already seen other people burn out on the amount of research it takes to compete in N.C. auctions.)
