Give the tenants the 30 days' notice that CA law requires, and make the problem go away. I'd be tempted to offer them a 30 day rental agreement for $1, (in which they agree that they become tenants at sufferance after the 30 days are up.) They probably aren't going to pay "real" rent anyway, especially since they weren't paying for the last 2 months, and won't likely get their deposits back from the old owner. Dunno if Ward would agree with this.
