: Dear Ward,

: So how do you find these for sale? I looked in the MLS and in the paper and all of the 1 BD/ 1 Bh are Condos.

: Are they considered single family homes? Townhomes?
: Thank you.

Mike,

Most dingbats were built from 1910 to 1940. So figure out the limits of your town back then and that’s where you’ll find most of your local dingbats.

I don’t look in the newpaper or MLS for property to buy. That’s because it’ll be priced for retail in those spaces and I want to get it wholesale.

So on Saturday mornings I canvass selected neighborhoods for leads on properties not advertise or listed yet, just by inquiring while I walk around my target neighborhood. I usually do this with one of my younger granddaughters in tow. She makes a conversation great ice-breaker.

When you’re older, like 65+ years old, you want peace and quiet. You don’t want to live in close proximity to loud neighbors or disagreeable cooking odors, etc. You prefer a little house on its own separate lot. You’re not excited to live in a condo or townhouse.
