Then husband quick claims the property to his wife. Then, if I am buying the property subject to, (with a trust)Whose social security number should I write on the certification of trust were it says: Trust ID number, the husband's who is the borrower? Or the Wife's who is the seller? =-=-=-=-=-=-=-=-=-=- Gonzalo, You would want to use the SSN of the party who put the current trust deed in place. That's what the lender has reference to. In this instance you have a weird situation because the current owner isn't the borrower on the loan. Her husband is. So the transfer deed is going to be signed by the wife, when the lender only recognizes the husband (via his loan)? My thoughts are to have the husband join in signing the wife's deed to their surnamed trust with you as the trustee, if that's at all possible.
