I agree with you regarding the number of people doing adverse possession. I have yet to meet or communicate with an investor (including those who have written about it their REI books) who has actually completed one with an SFH. Mr. Bruss may be referring to the number of people who misinterpreted the law and thought they could gain title by paying the back taxes. Bad mistake. Or by occupying the property only. There is a lot of heresay about what it takes and the media popularized it several years back. I suspect that those investors who are taking possession via AP/QTA aren't very public about it. As would probably be the case for me. I've already hired private detectives and delved into the issues regarding particular properites and the decedents' heirs, etc. So my biggest risk is a potential heir that gets his or her act together and actually does something like hire a probate attorney. Not too likely. More likely, it seems, would be an angry relative or heir that gets violent or irrational. Ward: have you actually taken possession of a house via AD? Using a tenant? I'll read the codes but I'm definitely looking for an attorney who has put an AD/QTA in front of a judge. Sincerely, Kristine Follow Ups:
