Travis: thanks for your reply. I am familiar with Civil Code 890. However, given that adverse possession involves "trespassing" and "other unauthorized means" of taking possession, rent skimming is the least of my worries. Also note that rent skimming applies during only the first year of ownership when a mortgage is involved. Go figure. It's a poorly written code.

Again, this is why I'd like to hear from an attorney who has seen adverse possession combined with qta in the courtroom.
