(Although Ward has said the smaller CA counties still have potential.) I was at the sale in Mecklenburg county, NC today. A lender decided to drop 40K off what they were owed. I didn't have a check ready-- but the investor to my left scooped it right up! That house sold for 50% of it's after-repair value. That teaches me a lesson. Always have a check with you at the sale, if you are in any position to buy. You just might be there at the right moment. Seriously, guys. Go where the deals are. Door knock... Or Move... But don't torment yourself, watching newbies overbid at the sale.
