I want to work the sales, not door-knock for EPA's. : If the competition is too intense, consider moving. Seriously-- there are plenty of places to live. The USA has over 4000 counties. (And most of them do not have pudding-head Davis for a governor.) Sean, You do not need to traipse across the U.S. to find your pot of foreclosures. Your acre of diamonds is right here in CA! You see, California has 58 counties, but only 15 of them have a population in excess of 715,000. That leaves 43 counties, in some of the most gorgeous, picturesque areas of this state where you can very profitably chase foreclosures with very little competition. That is because, according to state law, counties with less than 715K people are not required to release any details concerning any of the real estate parcels within the county. And so most county assessors in such dinky counties invariably choose not to sell or disclose such data. That means, for most people in such counties, there is a veritable blackout of the descriptive property information and services that they can not do without. For example, without a local, daily foreclosure notice service they do not know what properties are in foreclosure nor the physical make-up of any properties in the county. It is kind of hard to find comparable values when you do not know something as basic as the number of bedrooms and baths a foreclosure property has. So if you knew how to quickly and accurately research the title records of local properties in foreclosure and pick up ALL the new foreclosures while you were doing it (in the local recorder?s office) you would not need anything else but access to the local MLS (multiple listing service) for your comps of recent sales.
