overkill..........In Reply to: Probably overkill.. posted by Ward-CA- on June 24, 2003 at 4:16 PM : : Ward, : : Long time no post...I've been chasing deals for the last month and have come up with 2 good prospects. : : I have 2 questions: : : 1- There is no place on the EPA to write an Earnest money amount. : : 2- I am a little sketchy on the stable mindedness of this owner. when I went to the door she was to drunk to talk to me, her older son (also drunk) talked to me for about 30 minutes, said they want to sell and that mom would be sober when Our meeting happens.... : : thanks : : Zachary : Zachary, : #1. You can deposit in escrow, after the 5 day cooling off period, any consideration you want. Escrow will give you a receipt for it. : #2. Do you think the notary will sober them up?? Unless you think the notary would be able to accurately attest to their state of sobriety, what good will notarizing their signatures do? ________________________________________________ Ward, #1 do you always use an escrow with your deals? I was under the impression that you closed most of your deals without one. #2 Do you do your closing at a title co.? I think I remember you said that you don't #3 If I'm not using escrow and doing my own closing should I write the earnest money into the EPA? thanks for the tips...
