Joe's right...when the lender reports it

: I have seen credit reports that describe the loan status as "foreclosure" prior to anything being recorded anywhere.

: Credit reports generally have a section that describes public records info, and that's where you'll find out about anything recorded.

: But the lender itself may describe the loan status as in foreclosure well before the actual sale.

You are right. Creditors make reports to their credit bureaus independently, regardless of when the foreclosure is processed.
