Lately when I've made offers on properties that are in foreclosure and are not occupied by the owners (1695 doesn't apply) I've used a version of the EPA without the verbage about the right of recission. I like the form because it focuses on the Seller's net amount. Is that what you use for non-owner-occupied foreclosure purchases? There is a plain Purchase Agreement further on in that section for use where there is no foreclosure taking place. I think you will like it.
