I haven't recorded my deed.

Ideally, what I'd like to do is just have some negotiating power with the larger mortgage and have them short sale it at not much. I don't want any clouds on the title or things left over when I sell it (I'm a Realtor, too, so I have extra liability)...

I would just think if I called the mortgage company and told them they are in 3rd position with no hope of getting any money at the sale, I would have a good bargaining chip with them to settle for a lot less. That's really all I'm trying to do, I guess.

Do you think they would see it my way and it could be cleared up?

They haven't been doing much with the file anyway and it's not like it's a HUGE loan... I'm hoping I can pursuade them to get it off their books for a couple thousand.
