As I mentioned, I am a newbie. The reason I am waiting until week 11 is that the owners need to reach their "panic point". That usually does not happen until they have tried to obtain a loan and failed or they are running out of time. About my plans with the homes, I plan to flip some and hold some depending on the particulars of that home. One point to remember, most homeowners that are in default are not trying sell their home, they are trying to solve their foreclosure. If you leave a note to them that indicates that you want to buy their property (rather than solve their problem) they will be on-guard and not receptive. Although I am new, I am not allowing any owner to remain in the property during rehab or thereafter. I operate on the basis of getting in front of them first and do the convincing while explaining their options. By the way, all this is advice learned from the master...Ward.

: 1. Maybe you can give me some advice? I left my first letter note at the mailbox last week on a NOD that is 1week old and actually spoke to the homeowner, they were not interested to sell? I am actually shopping right now for my primary residence but maybe I should like you focus on 10-11th week NOD lists.

: 2. When solving NOD issues with homeowners, are you actually moving out the homeowner, rehab then resell it?
