After all,it is the escrow's job to make sure title is free & Clear so why do the homework when you know Escrow will under law have to do the job over again, =•=•=•=•=•=•=•=•=•=•=•= First of all it is NOT escrow’s responsibility to make sure title is free and clear. Where did you ever get that idea? Escrow is just a neutral third party that makes sure that the overt promises made between the buyer and seller in their purchase contract are kept, and that’s all. So unless the buyer and/or seller require a title report, none is going to be ordered by escrow. Your theory of how a deal goes together is way off. I’d strongly suggest you visit an escrow office and ask them how the process works. Go with an open mind and assume nothing in advance. Follow Ups: Post a Followup:
