N.C. Courthouse TrainingAfter weeks of mixed communication, I gave up on the title researcher I'd been talking with-- and asked someone else to help me... So, I finally got my first day at the courthouse looking over someone's shoulder, while titles are searched. It sounds like FITE is harder to determine here. I was somewhat surprised to learn that a title policy number is not usually recorded in NC. I asked why, and was told: "Oh, we look at the name of the attorney who drafted the last Grant Deed. If it's someone we recognize, then we just assume it was a good conveyance, and work forward from there. Not all deeds have title insurance, and even if they do, the title number won't be recorded, unless the lender requested it be written on there." Therefore, the researchers are just picking the most recent Grant Deed (whose page number is referenced by the property tax roll), and working forward from there. Ward, would you do anything different in this situation?
