A correction in a recorded deed, such as a Trustee’s Deed, is accomplished by having the original maker of the deed correct the error on the original deed and then re-recording the deed.

These kind of errors happen too often with Trustee’s Deeds because most of the drafters of these documents aren’t as qualified to fill them out as a certified escrow officer is. And the reason an escrow officer isn’t used is the cost issue.

So to protect yourself in the future assume that there are errors in your trustee’s deed. That assumption will force you to examine the deed all over, from word to word, looking for errors that need correcting before you record the document.

Note the errors you’ve discovered on a copy of the deed and fax it to the maker, asking that they prepare and send you a trustee’s deed absent such errors.
