But I'm planning on going through the trustee sales first, before trying the buyout strategy. Fortunately, N.C. is not like CA and there are houses going at the sale regularly for 70% FMV. I figure working on just one or two houses at a time at first-- will keep me from getting in over my head. I *did* sell my primary house, and I've sold almost all my stocks, so I'm probably within a few months of taking the leap. I have a good relationship with my credit union (paid off 2 car loans ahead of schedule) so I should be able to get construction loans for the properties I buy. There's a lot to learn, but it isn't brain surgery. Do what you're best at, pay others to do the rest, and leave room for profit. Repeat again and again.
