That’s because the trustee is unable to sign any document that affects the title or equity of the trust’s property without the express, written direction from the majority of beneficiaries-in-interest to do so. I'm glad she asked this question now. I had thought the only way to execute a JBB was with yourself as trustee-- this explains how a JBB can (initially) have the trustor as trustee while the loan is brought current. He only has the "appearance of control".
