Let's also assume I work at this business full time, I've got excessive determination, and I have 200K in capital. (I have a source)

: (What I really want to know is, can someone make 200K a year doing this full time, or more? Or is that just pie in the sky thinking. Is it more reasonable to expect 50K a year?)

: I've been studying the business quite extensively and am ready to begin pursuing my first deal. I realize I have a lot to learn - but I'm prepared to pay my dues. I just would like to hear what a seasoned pros such as you have to say.

Dana, given your assumptions above, especially that of determination, you should make at least as much per year as the amount of investment capital you have available to you. My first trainee will tell you himself that when he took my foreclosure training he was a janitor. He now consistently flips about 300 foreclosures a year here in the Southern California market and makes enough money to give $500K to his church each year.

Now, does everyone make that much money in the foreclosure business? The answer is no. Just like the answer is no when you ask if most people in almost any endeavor make a lot of money. Most real estate agents make peanuts, most actors make peanuts, most developers make peanuts, most lawyers make peanuts, etc.

Of all the people we have trained one-on-one, the most determined have made it, regardless of what they lacked in the beginning, be it money, contacts, experience, degrees, etc. What they have in spades is an indomitable drive to succeed, to not give up on themselves.
