: Ward,

: Ok I'll start knocking on all NODs.
: My question is, in a very hot sellers market when do you suggest knocking on the door.
: Do you still knock on the door right when they get their NOD, just to be the first investor there?
: OR do you wait until they might be a little more motivated....

: I'm thinking that I should knock on the door right away, then send them a "remember me postcard" in 7-14 days, also state that I'd be comming by to check in with them, then go by again in 7-14 days.
: thats still only a month or so into the NOD.

: Thanks,
: Zachary

Zachary,

The pro’s say that in this Seller’s market that the best time to initiate contact with the owner is around the 10th-14th week period. They also say that when it’s a Buyer’s market homeowners are more prone to work with you earlier, right around the 6th week.

Once you’ve established rapport with them you’re free to go back and schmooze with them on a random basis, just because you happen to be in the neighborhood.
