If title to a property is transfered as a gift via a Grant Deed with a document transfer tax of zero, and the Grant Deed is immediately followed by a trust deed with a institutional lender, and there is a titile order number and and escrow number, would this constitiute a free and clear property? Or should I continue searching back in time for a Grant Deed that was computed at full value before proceeding forward with my search?

Rick, you can only come to a reliable conclusion of “free and clear” when you have found all elements of FITE, without any exceptions.
