: I know that some of the volume buyers around here never utilize the bankruptcy court. I know they are finding and buying properties from the owner in the last day or two before the sale, often the night before. (I now becasue we run into each other at the door).

: I would think that if I tried this I might not even to be able to get the right person on the phone in time to stop the sale - yet these guys repeatedly do this within the last 24 hours.

: As a test I called one of California's biggest lenders and asked them about how an onwer in foreclosure could make a last minute reinstatement. They discussed many obstacles, and made it sound impossible to the morning of the sale.

: Any ideas how this is done?

I would guess your competition has developed personal contacts within the trustee and/or lender middle echelons that can pull the right strings that get things done quickly at the last minute.
