Here in CA I can't. Even in a flat market I would think that a JB would not give money away unless the senior lien was foreclosing. If the senior was foreclosing. You would have to factor in $$$ for reinstatement I am kind of lost in your case scenario. If I assume that the JB is foreclosing and doesn't want to deal with owning a property but want to get a few pennies instaed and sell you the note. You still don't own the house.
