I've seen this question before on other boards... few small investors seem to have any luck assuming a first deed of trust. (Banks have very compartmentalized ways of thinking. Individuals are expected to fill a credit application and face the usual junk fees. Only institutions trade notes between each other.) If you really want the senior, try to get a subject to from the owner and put the deed into a title holding trust so the lender doesn't squawk for it's due-on-sale clause.
