When I use the comps services (realnet.com, MSN House & Home, Chigago Title) I get different numbers from each. Then the difference between low and high is usually around $50,000. With a spread that large, how can you even get close to figuring your profit? Should I be using an appraisal service? : Thanks, =•=•=•=•=•=•=•=•=•=•= Fred, We use a service that was formerly CMDC (California Market Data Cooperative) but is now called AIRD (Appraisal Institute Residential Database) which is headquartered in Costa Mesa, CA. Their number is 800/446-1099. We subscribe to their San Diego County book. Have been a subscriber of theirs for over 12 years. What we like is that the derivation of their data is the input from thousands of appraisers making appraisals all over the state. They cover CA and some parts of WA, OR, NV, and TX. We also much prefer the book format rather than CD-ROM and can take it out in the field to show equity sellers the current comps for their property.
