: Hi. First Trustee Sale purchase not too much equity but enough for now as I will move into property. I am in RE and did not take Wards course as I could not afford it nor could take time off of work and I was somewhat familiar with the process as I have studied it for a few years. This is borrowed money. The home is currently occupied. I do not have the Deed yet as I bought the property on Tuesday. Just wondering if any of the pros would be so kind to take some time and give some direction and guidance as to what my first steps should be. It is a condo in San Bernardino county. Thanks in advance!!

Wait until you get the Deed, then follow Ward's steps on trying to talk the occupants out with cash for keys. Contested evictions can take 6 months to a year plus if they know how to fight you correctly or hire an Eviction Defense Attorney.
