Kristine,

Though a lot of trustees renew the NOD phase when it gets a year long, it's not formally required by the code.

: Ward: My understanding was that the NOD does not expire. I just went through the code again....where does it say that an NOD expires. A NOTS, yes, but nothing about the NOD. It is addressed elsewhere? Am I missing something?

: : Hello,

: : I hope you guys can help me answer this question about the trustee company legal standing in california.

: : If the trustee company in california filed a NOD more than 12 months that's on record, would they have to re-file a new NOD before they can legally file the Trustee Sale Notice and Auction the property?

: : Is there some timeline the trustee company and lender would have to act on the trustee sale after the NOD has been filed before its VOID? and would have to re-file a new NOD to start the process over again?

: : Is there a place to look up the foreclosure law for this?

: : Thanks,
: : Jo
