Re: Assessor Lien & UnknownIn Reply to: Assessor Lien & Unknown posted by Troy on August 17, 2001 at 12:16 AM : Ward, when one of my CRR leads come with "Assessor Lien", "Judgement", and/or "Unknown" listed for the TD price, other than doing a title search to find out the amount and description of the TD being foreclosed, do you foresee calling the trustee and/or beneficiary being of any benefit? : Also, are there any special circumstances which encumber a foreclosure with these descripitons in the TD amount field? Such as an extension or existence of a 'right of redemption' by either the foreclosing party or the party that was foreclosed on, that wouldn't have been there previously. =•=•=•=•=•=•=•=•=•=•=•=•= Troy, sorry to say there’s no shortcut like calling the trustee or beneficiary. First of all most trustees now hide behind their computerized telephone answering systems. Without the right extension number you can’t get through to talk with a human. And calling a large beneficiary, like some bank or savings and loan, will lead to frustration because you can’t get through to the appropriate party that can answer your questions. So just call your local title company’s Customer Service Dept. and ask them to fax you copies of the general liens. A right of redemption only inures to the benefit of IRS here in California and absolutely no other entity. Finally, I’ve never seen a foreclosure itself become encumbered by anything—only real property. Follow Ups: Post a Followup:
