In one instance, I continued to follow up on a property and arrived at its next sale date only to find no one there but myself and the trustee. 5 minutes before the start of sale the lender called and dropped the opening bid by almost 20% (it was already a great deal). All I had to say was, "...and one penny more" and it was mine. Newbie... schnoobie... screw the "competition" and the "good old boys". It's persistence.
