There's a link on the left called "fillable forms" and a further link to Fidelity Title where you can find your QC Deed. You don't mention what State you're in so you should know most of the forms are appropriate for CA.

As for anything else that you should be concerned about, the answer is "yes" depending of course upon what you or your parents are to trying to accomplish.

For example, if you're trying to avoid a foreclosure by the transfer, this won't negate the debt. If it's for cheap estate planning, it's riddled with back-end problems. Such a transfer will, in most counties, permit the reassessment of value for property taxation, etc/

I get a lot of clients from families trying to solve problems on-the-cheap. I should have a framed picture of the Fram filter guy who said it so well: "pay me now or pay me later."

If you have any doubt about the consequences of recording such a document, spend a couple of bucks and talk to a qualified attorney now before any damage is done.
